In Middlesex County condominiums, exterior facades, roofs, windows, decks, and common hallways are almost always designated common or limited common elements under the master deed. MGL c.183A s.5 reserves control of these areas to the organization of unit owners. Any exterior alteration, paint color change, satellite dish, awning, or storm door installation typically requires written trustee approval. Non-condo HOAs rely on recorded covenants and an Architectural Review Committee. Historic districts in Cambridge, Lexington, Concord, Newton, and elsewhere add a separate layer of review by local Historic District Commissions under MGL c.40C.
