HOA board procedures in Lincoln are governed primarily by community governing documents (bylaws, CC&Rs) and the Nebraska Nonprofit Corporation Act (Neb. Rev. Stat. 21-1901 et seq.), since most associations are organized as nonprofits. The Nebraska Condominium Act (Neb. Rev. Stat. 76-825 to 76-894) applies additional requirements to condominium associations created after January 1, 1984. Nebraska law does not impose a statewide open-meeting requirement on HOA boards, so meeting notice periods and procedures are determined by each association's bylaws.
