Mecklenburg County requires a home occupation zoning permit for any business operated from a residence in the unincorporated jurisdiction. No external evidence of business, no more than 25 percent of the home used, and no non-resident employees permitted under the Mecklenburg Zoning Ordinance.
Applications go through Mecklenburg County LUESA (Land Use and Environmental Services Agency). Permitted home occupations include consulting, tutoring, professional services, craft and online sales. Prohibited: vehicle repair, kennels, restaurants, retail walk-in, welding shops, and any use generating more than 2 client trips per hour. No stock in trade may be stored outdoors. Signage is prohibited. A Privilege License is no longer required since NC repealed municipal privilege tax in 2015, but a federal EIN and state sales tax ID are required where applicable. Towns inside the county (Davidson, Cornelius, Huntersville, Matthews, Mint Hill, Pineville) administer their own rules; this applies to unincorporated areas only.
Zoning violation notice with 30-day cure, then civil penalties starting at 100 dollars per day per NCGS 160D-404.
