Dunedin allows home occupations in residential zoning districts as accessory uses, provided the activity remains clearly secondary to residential use. The use must not change the residential character of the property or generate impacts inconsistent with the surrounding neighborhood.
Under Chapter 103 of Dunedin's Land Development Code, home occupations are permitted as accessory uses to a primary dwelling. The business must be conducted entirely within the dwelling unit and operated by residents of the home. Outside storage of materials, equipment, or stock is prohibited, and the home occupation may not occupy more than a limited percentage of the dwelling's floor area. No mechanical equipment may be used that creates noise, vibration, glare, fumes, odors, or electrical interference detectable beyond the property line. Activities that alter the appearance of the residence or require structural modifications are not allowed.
Code enforcement may issue notices of violation, daily fines, and require the business to cease operations until brought into compliance with Dunedin's zoning regulations.
