Renton, WA Landscaping Rules: Artificial Turf (2026)

Renton does not prohibit artificial turf on single-family residential lots, and it can be installed in backyards, side yards, and permitted front yard areas. However, several city requirements still apply. Under Renton Surface Water Design Manual (based on the 2021 King County SWDM, adopted via RMC 4-6-030), artificial turf is treated as impervious or partially pervious surface depending on base construction, and stormwater runoff must be managed on site. This can affect lot coverage calculations under RMC 4-2-110 residential zoning standards. Landscape requirements in RMC 4-4-070 for new construction typically require living vegetation in front yard setbacks and street frontage landscape strips — artificial turf may not count toward these minimums. Artificial turf is not allowed in critical area buffers under RMC 4-3-050. Homeowner associations in newer subdivisions like Highlands and Fairwood may have CC and R restrictions independent of city rules. Turf installations over 500 square feet generally benefit from filter fabric, drainage base, and proper infiltration testing. For heat, pet, or PFAS concerns, homeowners increasingly choose microclover lawns or drought-tolerant alternatives instead. Renton does not offer turf rebates, unlike some drought-region cities.
