All landlords must comply with California Civil Code landlord-tenant requirements including habitability standards, security deposit limits (2 months' rent under AB 12), proper notice requirements, and just cause eviction under AB 1482. Short-term rentals have separate requirements under the TRU overlay zone and TOT registration.
