Dunedin's vacation rental registration program requires owners to provide proof of general liability insurance covering the rental property, in addition to the standard Florida DBPR licensing and inspection requirements for transient lodging.
Under Section 103-14.7.4 of the Dunedin Land Development Code, the application for vacation rental registration must include proof of general liability insurance for the rental property. While Florida Statute 509.032 preempts most operational regulation, cities are permitted to require registration documentation, including insurance verification. The state-mandated DBPR Vacation Rental License under Chapter 509 requires its own life-safety inspections. Owners are advised to ensure coverage limits are sufficient for short-term commercial use, since standard homeowner policies may exclude transient rental activity.
Lapsed or missing insurance documentation can void registration. Operating without valid insurance may also expose owners to personal liability claims.
