The City of Reedley has not enacted annual night caps for short-term rental properties. Unlike some California cities that limit STR activity to 90, 120, or 180 nights per year, Reedley places no annual cap on the number of nights a property may be rented on a short-term basis. This is consistent with the absence of a dedicated STR ordinance in the municipal code. The Transient Occupancy Tax (RMC Chapter 3-7) applies to all transient occupancy of 30 consecutive days or fewer, regardless of how many total nights per year the property is rented. There are no primary residence requirements, owner-occupied hosting mandates, or seasonal restrictions in the Reedley code. Operators may rent their property year-round, subject to business licensing requirements under RMC Chapter 3-2 and any applicable zoning use restrictions under Title 10. California state law does not impose a statewide STR night cap, leaving this to local discretion. Reedley has exercised that discretion by not imposing any caps.
