Unincorporated Broward County requires a Residential Rental Certificate under Ordinance 2013-28 (Ch. 39, Art. IX½) for all rental properties in the BMSD. Annual fee is $75. State DBPR transient public lodging license also required for rentals under 30 days.
Ordinance 2013-28 established the Landlord Registration and Residential Rental Property Inspection Program for the Broward Municipal Services District (unincorporated areas). All owners who lease, sublease, or rent residential properties must obtain a Residential Rental Certificate. The $75 annual fee is non-refundable. Owner-occupied dwellings and properties occupied by family members with no net income are exempt. For short-term rentals (<30 days), a state DBPR vacation rental license is additionally required. FL §509.032(7)(b) prevents the county from banning STRs or restricting rental frequency/duration.
