Chesapeake requires a barrier at least 48 inches high around all residential pools and spas deeper than 24 inches, with self-closing and self-latching gates. Virginia USBC and IRC Appendix G apply.
Barrier standards follow the Virginia USBC as enforced by Chesapeake. Minimum barrier height is 48 inches measured from the outside. Maximum clearance between grade and the bottom of the barrier is 2 inches, or 4 inches over a solid surface. Vertical members cannot be more than 1.75 inches apart where horizontal members are closer than 45 inches. Gates must be self-closing and self-latching, open outward from the pool, with latches at least 54 inches above the ground. When a dwelling wall forms part of the barrier, doors leading to the pool must have alarms or the pool must have a power safety cover.
Barrier noncompliance can result in occupancy denial, civil penalties, and orders to drain the pool until corrected.
