Under the Overland Park UDO, one-family and two-family lots may have one detached garage or carport, which must meet the same setbacks as the main structure. Detached carports are limited to the rear yard and must stay 3 ft from interior lot lines and 20 ft from any street right-of-way.
Overland Park's Unified Development Ordinance (UDO, Title 18) treats carports as detached accessory buildings on one- and two-family residential lots. One detached garage or carport per property is permitted, and the structure must observe the same setbacks as the principal dwelling when treated as a primary parking structure. Detached accessory buildings, including carports, are not allowed in any required front or side yard setback area; they may sit in the rear yard provided no part of the structure is closer than 3 ft to an interior property line, closer than 20 ft to a street right-of-way line, or in front of the building setback line. The combined ground area of detached accessory buildings cannot exceed 30% of the rear yard setback area, and no more than two detached accessory buildings are allowed per lot. Attached carports - those structurally tied to the house roofline - are reviewed as additions to the dwelling and must meet the principal-structure setbacks. Building permits are required for new carports, and HOA covenants in many Overland Park subdivisions impose additional restrictions on carports that are stricter than the UDO.
Building a carport without a permit, exceeding the one-detached-carport limit, encroaching into front or side setbacks, or pushing the rear-yard accessory total above 30% of the rear yard area can result in stop-work orders, removal orders, and code enforcement citations.
