Gardena regulates detached accessory buildings such as sheds through the R-1 single-family residential zone standards in Gardena Municipal Code Chapter 18.12, together with the general development standards of Chapter 18.42. Accessory buildings must be customary to the residential use and comply with placement, setback, and lot-coverage rules.
Under the R-1 zone standards, a one-story accessory building other than a garage must be set back at least four feet from rear and side property lines when located in the rear one-third of the lot. At least six feet of separation is required between the main dwelling and any accessory building. Lot coverage may not exceed 50 percent on interior lots or 75 percent on corner lots, and building height is limited to 25 feet and two stories. A building permit is required for sheds above the size exempted by the California Building Code adopted in GMC Title 15. Larger structures are also subject to the projection, setback, and design provisions of Chapter 18.42.
