What Cocoa Regulates: A Complete Ordinance Overview

ADU Rules: Cocoa does not currently permit accessory dwelling units in residential zones. However, Florida law (effective December 1, 2026) will require all local governments to allow ADUs in single-family zones.

Construction Hours: Cocoa limits construction noise to designated daytime hours consistent with Florida municipal standards. Construction with building permits is generally permitted 7 AM to 7 PM Monday through Saturday.

Customer Traffic Restrictions: Cocoa's home occupation rules prohibit traffic in volumes greater than normally expected in a residential neighborhood. No additional driveways may be constructed to serve the home occupation.
