Full Breakdown

Section C3-23(b) amends Residential Code Section R309.2 to mandate automatic fire sprinklers in new one- and two-family dwellings, and in existing ones when an addition increases the fire area beyond 3,600 square feet. Exceptions exist for accessory dwelling units of 1,200 square feet or less when the primary home lacks sprinklers, and for additions of 500 square feet or less that meet the Fire Code's water-supply requirements. Townhouses fall under the separate mandate in Section R309.1.

Violations & Fines

Building new construction or a qualifying addition without the required sprinkler system blocks final inspection and a certificate of occupancy, and is enforceable as a code violation under Section C1-70.

Frequently Asked Questions

Does a small accessory dwelling unit need its own sprinklers?
Not if it meets the state ADU definition, is 1,200 square feet or smaller, and the primary home already lacks sprinklers.
Do new townhouses follow this same rule?
No, townhouses are covered by a separate provision, Residential Code Section R309.1, requiring sprinklers in all new townhouses.
