The Unified Zoning Code does not set a fixed maximum lot-coverage percentage for the main unincorporated residential districts (RR and SF-5). Instead, buildable area is controlled through minimum lot size, setbacks, and required yards, which effectively limit how much of a lot can be built on.
Unlike some cities, the Wichita-Sedgwick County Unified Zoning Code's Rural Residential (RR) and SF-5 Single-Family districts do not impose a single maximum lot-coverage percentage. Buildable footprint is instead limited indirectly by the district's minimum lot area (2 acres in RR, 5,000 square feet in SF-5), the required front, side, and rear setbacks, and required yard areas that must be kept open. The combined effect of those setbacks and yard requirements caps how large a building footprint can be on a given lot. Some overlay districts, planned unit developments, or platted subdivisions may add their own coverage or open-space limits. Building beyond the buildable envelope defined by required setbacks and yards is a zoning violation requiring a variance; code enforcement can order correction.
