For accessory buildings, LDC Section 4.02.03 B limits them to no more than 5 percent of total lot area in all residential zoning districts, or 40 percent of the buildable area (the lot area remaining after setbacks), whichever is less, without exceeding the overall coverage allowance. Accessory buildings under 500 square feet are allowed if setback and spacing rules are met.
Coverage exceeding the accessory limit or the buildable-area cap can be denied at permit review or cited by Code Enforcement, requiring reduction or a variance.
