ADUs benefit from state law provisions that may allow additional lot coverage above the base zoning limit, up to 800 square feet regardless of lot coverage maximums. The city calculates lot coverage as part of every building permit application review.
Exceeding lot coverage limits without approval is a zoning violation. Building permits will not be issued for projects exceeding coverage limits. Existing violations may require removal of structures to achieve compliance.
