The cap applies to the combined footprint of structures against total lot area and is confirmed during plan review by Development Services.
Exceeding the district lot-coverage cap requires a Board of Adjustment variance; building beyond the limit without one draws permit denial and code-enforcement correction orders from Tyler Development Services.
