Under Table 10-23 of the Tyler Unified Development Code, maximum building height in the Residential Estate, R-1A, R-1B, R-1C, and R-2 districts is 42 feet. Multifamily R-MF districts allow 50 feet, and manufactured-home (R-MH) districts cap height at 18 feet. A building may exceed its district's stated maximum only if the front, side, and rear setbacks are each increased at least one foot above the minimum for every additional foot of height. Commercial districts climb higher, up to 165 feet in the Downtown Business, Arts, and Culture (DBAC) district. Height is measured and confirmed during plan review by Development Services.
Exceeding the district height limit without the required added setback or a variance leads to permit denial and correction orders from Tyler Development Services before a certificate of occupancy is issued.
