Sec. 10-75 of the Tyler Unified Development Code allows only the home occupations listed on the use tables in Sections 10-48 and 10-49; an unlisted use needs approval under Sec. 10-6. The business must remain incidental to an owner-occupied residence, use no more than 25 percent of the dwelling's gross floor area, employ at most one person outside the immediate family, and never be open to the public. Only one home occupation is permitted per property, outdoor storage of business materials is prohibited, and all home occupations are subject to periodic inspection.
Noise, vibration, odor, or other effects detectable beyond the property lines violate Sec. 10-75; the planning director's judgment is final unless appealed to the planning and zoning commission within 15 days.
