Horry County's Zoning Ordinance sets minimum front, side, rear and corner-side setbacks by district. In the common SF6 single-family district a house needs a 20-foot front, 7.5-foot side, 15-foot rear and 11.25-foot corner-side setback; larger-lot districts require more.
Dimensional standards for unincorporated Horry County appear in the Zoning Ordinance district tables (Section 205 / Table 2-1, Article II). Minimum setbacks scale with the district: SF6 requires front 20 ft, side 7.5 ft, rear 15 ft, corner side 11.25 ft; SF10 requires front 25 ft, side 10 ft, rear 15 ft, corner 15 ft; SF20 requires front 40 ft, side 15 ft, rear 25 ft; and SF40 requires front 50 ft, side 20 ft, rear 30 ft. General Residential (GR) uses front 20 ft, side 10 ft, rear 15 ft. Additional highway setbacks apply along designated corridors, and coastal DHEC-OCRM beachfront lines can impose their own. Confirm your parcel's district on the county zoning map before building.
A structure built inside a required setback is a zoning violation. The county can deny or revoke permits, require a variance from the Board of Zoning Appeals, or order the encroaching portion removed, with penalties accruing.
