Setbacks depend on the zoning district. In the common R-4 Single Family Residential district the minimums are 25 feet front/street side, 5 feet interior side, and 15 feet rear. Rural AGR (Agricultural/Residential) requires 50 feet front, 15 feet side, and 30 feet rear. Waterfront lots add critical-line setbacks.
ZLDR §4.2.3 defines a setback as the unobstructed open area between the furthest projection of a structure and the property line. Table 4.10.3 sets R-4 minimums at 25 ft front/street side, 5 ft interior side, 15 ft rear (reduced on waterfront lots). Table 4.79.3 sets AGR minimums at 50 ft front/street side, 15 ft interior side, 30 ft rear, with a 50-ft OCRM critical-line setback on waterfront. Certain projections (eaves, chimneys, fire escapes) may encroach a limited distance. Sea-island and rural districts (AGR, AG-8/10/15) carry the larger setbacks; verify your parcel's zoning.
Building within a required setback without a variance is a violation; the Zoning & Planning Department may deny permits, order correction, or require a zoning variance under ZLDR Article 3.10.
