Setbacks vary by zoning district. In the common RSF-3 single-family district, the minimums are roughly 25 ft front, 10 ft side, and 25 ft rear; waterfront lots add a 30-ft waterfront setback. Front-loaded garages need an extra 5 feet in front.
Manatee County's LDC Table 4-4 sets bulk and dimensional standards for each agricultural and residential district. Representative single-family detached minimums: RSF-1 = 40 ft front / 10 ft side / 25 ft rear; RSF-3 = 25 / 10 / 25; RSF-6 = 20 (25 for front-loaded garage) / 8 / 25. A separate 30-ft waterfront setback applies to waterfront lots. Front-loaded garages require an additional 5-foot front setback. Accessory structures generally may not sit in any required front yard (except fences, mailboxes, flagpoles under 35 ft, and similar), and no accessory structure may occupy a required minimum yard unless specifically exempted.
Structures built inside required setbacks are code violations; Code Enforcement can require correction and impose FS Ch. 162 fines up to $250/day (first) or $500/day (repeat).
