San Bernardino County Development Code Title 8 establishes minimum setback distances from property lines for all structures in unincorporated areas. Setbacks vary based on zoning district, parcel size, and structure type. Typical single-family residential (RS) zones require 25 ft front yards, 5 ft interior side yards, 10 ft street side yards on corner lots, and 20 ft rear yards. Rural Living (RL) zones in unincorporated areas typically require larger setbacks of 30 ft front and 30 ft rear to preserve rural character. Setbacks are measured from the property line to the nearest point of the structure including eaves, bay windows, and decks over 30 inches in height. Certain features may encroach: eaves up to 24 inches, chimneys up to 24 inches, and uncovered porches may extend into front setbacks. Accessory structures under 120 sq ft and under 12 ft tall generally require 3 ft side and rear setbacks.
