The maximum height for structures in Prince William County's agricultural and residential districts is 35 feet. Certain public and institutional buildings may reach 60 feet if yards are increased one foot per foot over 35. Accessory buildings top out at 18 feet.
Zoning Ordinance section 32-300.05 sets the general height limit at 35 feet for all structures in agricultural and residential districts. Religious institutions, barns, silos, agricultural buildings, libraries, hospitals, and public-use buildings may reach 60 feet, provided all required yards and setbacks increase one foot for each foot of height above 35 feet. Accessory buildings may not exceed the height limits for principal buildings and are further governed by section 32-300.03, which caps accessory buildings at 18 feet. The Board of County Supervisors may approve greater heights through a rezoning or Special Use Permit.
Building above the district height limit without an approved rezoning or Special Use Permit is a zoning violation subject to correction and permit denial.
