Rosenberg limits multi-family dwelling buildings to two floors and 30 feet in height, and one-story buildings to 15 feet, under UDC Sec. 1-251.
UDC Article X, Sec. 1-251, sets the city's principal local height limit. Multi-family dwelling buildings are limited to no more than 7,000 square feet per floor, no more than two floors, and may not exceed 30 feet in height above finished grade. One-story multi-family buildings cannot exceed 15 feet in height. Side and rear yard setbacks scale with building height: 30 feet for a one-story building or 50 feet for a two-story building. Wind design must meet a 110 MPH 3-second gust standard per the adopted 2018 International Residential Code. Single-family height is governed by the IRC and applicable plat restrictions rather than a citywide zoning cap.
Constructing multi-family buildings taller than two stories or 30 feet, or exceeding the 7,000 square foot per floor limit, will trigger permit denial and code enforcement action.
