Richmond caps single-family detached homes at 35 feet across SR, GR, and OT districts, with manufactured home park dwellings limited to 20 feet and nonresidential building heights ranging from 35 to 60 feet.
Table 3.1.102A of the UDC limits maximum building height to 35 feet for single-family detached dwellings in Suburban Residential, General Residential, and Olde Town districts. Manufactured Home Park dwellings are capped at 20 feet. Apartment buildings are limited to 30 feet. For nonresidential and mixed-use districts, Table 3.1.201A allows 35 feet in the GC and RV districts, 45 feet in OT, IN, and PI districts, and 60 feet in DN, BP, and MU districts. Special accessory dwelling unit limits also apply: nine feet to wall plate and 20 feet to ridge for one-story ADUs.
Exceeding height limits voids building permits, requires costly structural changes, and may require a variance from the Zoning Board of Adjustment.
