Table 3.1.102A in UDC Section 3.1.102 defines lot and yard standards for single-family detached homes. In the General Residential (GR) district Standard Neighborhood, minimum setbacks are 30 feet front, five feet interior side, 15 feet street side, and 30 feet rear. Suburban Residential (SR) Standard Neighborhood Suburban Estate lots require 70 foot front, 25 foot interior side, 40 foot street side, and 110 foot rear yards. Olde Town (OT) Standard Neighborhood lots require 25 foot front, five foot interior side, 15 foot street side, and 15 foot rear yards. Street side setbacks rise to 25 feet when a garage is accessed from the street side.
Building inside required setbacks blocks plat approval, triggers stop-work orders, and may require demolition or a Zoning Board of Adjustment variance.
