Redmond fences must meet RMC 21.54 standards on height, setback, sight triangle, and material. Finished side typically faces neighbor, posts set below frost line, and HOAs may add style rules.
Beyond height and permit rules, RMC 21.54 and RMC 21.08 prescribe several structural and aesthetic standards for residential fences. The finished side of a fence (smooth face of panels or boards) typically must face outward toward the neighbor or street; posts and support rails face inward into the owner's property unless the neighbor agrees otherwise in writing. Fence posts must be set in concrete footings below the 12-inch Pacific Northwest frost depth, and ground contact wood must be rated for ground contact per AWPA U1. Fences must not obstruct stormwater flow or impede access to critical area buffers, such as those along the Sammamish River, Bear Creek, and designated salmon streams. Fences in riparian or wetland buffers may require a Critical Area Review before installation. Barbed wire, razor wire, and electrified fences are prohibited in residential zones. Chain-link in front yards is permitted but often restricted by HOA CC&Rs. Fences cannot be installed in city right-of-way without an encroachment permit.
Non-compliant installation: stop-work order and civil fines starting at $250. Riparian buffer violations: Critical Area review with restoration requirements.
