Jackson County, MS Fence Regulations: Height Limits (2026)

Section 4.06.02 of the Jackson County Zoning Ordinance permits fences, walls and hedges in residential districts within any required yard or along a yard's edge, but caps a solid fence, wall or hedge placed in front of the front building line at 36 inches in height, and an open mesh fence in that same front area at 48 inches. Once the fence, wall or hedge moves back into the side or rear yard, the limit jumps to 8 feet.

Corner lots carry a separate, height-based visibility rule under § 4.02.05: in any district, nothing can be erected, placed, planted or allowed to grow so as to materially block a driver's view between 2.5 feet and 10 feet above the center line grade of the intersecting streets, within a triangular area bounded by the right-of-way lines extending 25 feet from the intersection and a line connecting those two 25-foot points. That triangle rule applies on top of, not instead of, the front-yard fence height caps, so a fence built at the legal 36-inch or 48-inch height can still violate § 4.02.05 if it sits at the wrong point on the corner and blocks sightlines.

Because § 4.02.02 treats a corner lot's second street frontage as a side yard rather than a front yard, a fence along that second frontage can potentially reach the 8-foot side/rear limit rather than the 36/48-inch front limit, so long as it stays clear of the § 4.02.05 visibility triangle nearest the intersection.
