Seminole County LDC Sec. 30.14.19(a) requires a building permit to erect, replace, or make major repairs to any fence or wall. A 'major repair' is more than 10% of the total length, two or more panels, or 18 linear feet, whichever is less. Applications need a certified survey.
Under LDC 30.14.19(a), a building permit is required for any fence or wall that is erected, replaced, or needs major repair. A major repair means a segment on more than 10 percent of the total linear feet, two or more fence/wall panels, or more than 18 linear feet, whichever is less. The permit application must include a certified survey showing the proposed fence or wall location; the Planning Manager may waive that and accept a plot or site plan if survey corner markers are exposed for the Building Inspector. If compliance still cannot be verified, the inspector may require a string line between corner markers, or a site-built survey. Permits are issued by Seminole County Building Division.
Installing or replacing a fence without the required building permit is a code violation. Seminole County Code Enforcement can require the fence be permitted, corrected, or removed, with unresolved cases going to the Special Magistrate for civil penalties under F.S.
