Unincorporated Washoe County requires a building permit for most fences, submitted electronically through OneNV. Landscape fences under 30 inches (outside the sight triangle) and pure range fencing on lots over one acre are exempt.
The Washoe County Planning & Building Division requires fence submittals electronically online at www.onenv.us, with a site plan showing the fence location, height, materials and linear feet at each height. Exemptions: fences used for landscaping less than 30 inches high (if not in the sight triangle); replacement of up to 100 linear feet of damaged fence boards with similar fencing in the exact same location; and, on lots larger than one acre, strictly range fencing (t-bar and wire only) used for agriculture. Wood or other material fencing on those larger lots still needs a permit. Subdivisions with an active architectural committee must have plans signed off first.
Building without a required permit can trigger stop-work orders, code-enforcement action and after-the-fact permit fees under the Washoe County Development Code.
