Lakeville, MN Fire Regulations: Smoke Detectors (2026)

Lakeville City Code 8-4-1 adopts the Minnesota State Fire Code (Minnesota Rules Chapter 7511) by reference, and the Fire Chief enforces it, so smoke- and CO-alarm rules are the statewide standards. Under MN Stat. 299F.362, every dwelling unit within a dwelling, every unit in an apartment house, and every guest room used for sleeping in a hotel or lodging house must be provided with a smoke alarm meeting the State Fire Code; in new construction each smoke alarm must be wired to a centralized (hardwired) power source. Where the occupant is not the owner (rentals), the owner is responsible for maintenance, and the occupant must notify the owner of a non-functioning alarm within 24 hours. Carbon-monoxide protection is governed by MN Stat. 299F.50 and 299F.51: every single-family dwelling and every multifamily dwelling unit must have an approved, operational carbon-monoxide alarm installed within 10 feet of each room lawfully used for sleeping. CO alarms must be UL-2034 listed. For rentals, the owner must provide and install the CO alarms and replace any that were stolen, removed, or rendered inoperable during a prior tenancy. These are state mandates that apply throughout Lakeville; the city's adoption of the State Fire Code makes them locally enforceable.
