Lakeville, MN Fence Regulations: Height Limits (2026)

City Code § 11-21-5(F), "Residential Fencing And Screening," sets a general maximum fence height of six feet, but the subsection layers on exceptions by yard location. In the rear yard, a fence can rise above six feet, up to a maximum of eight feet, but only if it is set back ten feet from the rear lot line and five feet from any side lot line. Fences located within a front yard, within the side yard of a corner lot abutting a public right-of-way, or within the rear yard of a double-frontage lot abutting a right-of-way are treated more restrictively: a front-yard fence cannot exceed four feet and must be at least seventy five percent open for the passage of air and light, while a corner-lot side yard or double-frontage rear yard fence can reach six feet under the same seventy five percent open-space rule and cannot sit closer to the front lot line than the principal building's front line.

Any fence in those right-of-way-facing yards must also be set back ten feet from the property line on lots platted after January 1, 1994, except where the traffic sight visibility triangle described in subsection E requires more setback. Subsection E independently prohibits any fence or screen on a corner lot from encroaching into the sight visibility triangle defined by § 11-16-15, regardless of the height otherwise allowed, because a compliant fence height can still create a sightline hazard at an intersection. Subsection F also requires interior lots to include a gate matching the fence material so the street-side boulevard can still be maintained.
