For planned communities with more than 12 units created after February 3, 1997, the UPCA governs entirely. For condominiums, the Uniform Condominium Act (68 Pa.C.S. Ch. 33) provides substantially similar protections. Unit owners have a statutory right to inspect financial records, meeting minutes, and other association documents under 68 Pa.C.S. 5316.
