Georgia HOAs in Fulton County enforce CC&Rs through the Georgia Property Owners' Association Act (O.C.G.A. §44-3-220 et seq.). HOAs can levy fines and place liens for violations.
The Georgia POA Act gives HOAs (when properly incorporated) lien rights for unpaid assessments and fines. HOAs can fine for CC&R violations after written notice and opportunity to cure.
