El Paso County Land Development Code limits customer visits to home-based businesses in residential zones to preserve neighborhood character. High-traffic businesses are generally not permissible as home occupations.
Home occupations in unincorporated El Paso County must not generate traffic volumes or patterns significantly different from other residences in the neighborhood. The LDC typically limits customer visits to no more than a few clients at a time and restricts business hours to daytime hours to minimize impacts on residential neighborhoods. Businesses that would require frequent deliveries, have large numbers of clients, or generate noise or congestion inconsistent with residential use are prohibited as home occupations. A home occupation that changes the residential character of the neighborhood can be subject to a conditional use process or outright denial.
Excessive traffic or business activity: code enforcement citation; possible conditional use permit required.
