Sedona Land Development Code §3.4.D limits home occupations to 25% of gross floor area on the site, allows no non-resident employees, and caps externally visible/audible activity to 7:00 a.m. through 10:00 p.m.
The home occupation must be conducted in a dwelling or accessory building used as the proprietor's primary residence. The appearance of the property may not be altered so the occupation is recognizable from off-site through color, materials, lighting, signs, sound, vibration, or equipment displays. Utility and community-facility use must remain residential in scale. A business license from the City is required under Chapter 5.05 SCC. Required off-street parking spaces must remain unimpeded by the home occupation.
Zoning enforcement; revocation of business license for substantive noncompliance.
