Sedona Land Development Code §3.4.D permits accessory dwelling units (ADUs) with a kitchen. ADUs must share ownership with the principal dwelling and meet the principal building's setbacks, lot coverage, and height limits.
ADUs may contain a kitchen and must connect to the same utility services as the primary dwelling. Vehicular access must be by a common driveway with the primary dwelling — no separate curb cut. ADUs issued a certificate of occupancy on or after September 14, 2024 may not be used as a vacation rental or short-term rental unless the owner's primary residence is the primary structure on the same property. The Council loosened ADU rules in 2024, replacing 'guest quarters' terminology and removing architectural-compatibility mandates and prior kitchen bans.
