A home occupation in Prince George's County may show no exterior evidence of the business other than a single permitted sign, under Zoning Ordinance Section 27-5203(b)(6)(D). The dwelling must keep its residential character, so large, illuminated or freestanding commercial signs are not allowed.
The County Zoning Ordinance limits how a home occupation may advertise. Section 27-5203(b)(6)(D) states the business may not change the residential character or external appearance of the dwelling, and no exterior evidence other than a permitted sign may indicate non-residential use. Section 27-5203(b)(6)(E) bars any outdoor display or storage of goods, equipment or services. Because the ordinance ties a home-occupation sign to a 'permitted sign,' its size, number and placement follow the County's sign regulations in Subtitle 27 for residential zones, which strictly limit neighborhood signage. In practice that means at most one small, non-illuminated sign; bright, animated or large storefront signage is not permitted. Confirm the allowable sign type and any sign-permit requirement with DPIE before installing.
A home-occupation sign or other exterior business evidence exceeding what Section 27-5203(b)(6) and the residential sign rules allow is a zoning violation. DPIE can require removal, issue civil citations, and jeopardize the use and occupancy permit.
