A home business in unincorporated San Benito County may display one non-illuminated, single-faced sign no larger than three square feet showing the operator's name and/or street address. San Benito County Code Section 25.08.004(G) sets the signage rules for home occupations and rural home enterprises in the unincorporated county. A home occupation 'may display one non-illuminated, single-faced sign for the purposes of advertisement not more than three square feet in area, displaying the name of the person conducting the home occupation or rural home enterprise use and/or the street address of the property.' The sign must be located either flat against the front wall of the dwelling or no closer than 20 feet from the parallel of the front street property line. Only one sign is permitted at a single address, regardless of how many home occupations operate there. These limits reinforce the broader home-occupation standard that a home business may not use show windows, window displays, or other on-site advertising designed to attract customers, clients, or the general public to the premises (Section 25.08.004(D)(5)(d)). In short, the county allows a small, discreet identification sign but prohibits anything that would visually advertise the home as a commercial establishment. Because the sign must be non-illuminated and modest in size, lighted signs, freestanding pole signs, banners, and large wall signs are not permitted for a home business. Off-premises advertising signs are likewise outside what Section 25.08.004 permits.
Displaying an oversized, illuminated, or additional sign, or using window displays and on-site advertising to draw the public, exceeds the home-occupation standard and is subject to code-enforcement procedures under Title 1 of the County Code.
