Euless regulates home-based businesses as a home occupation accessory use under the Unified Development Code. A home occupation is defined as an activity conducted within a dwelling unit that is clearly incidental and secondary to the dwelling use. Permitted home occupations include professional services (writing, bookkeeping, consulting, tutoring), online businesses, in-home studios, and similar quiet professional work. To qualify, the business must be conducted entirely within the main dwelling or accessory structure, occupy no more than 25 percent of the main floor area, and employ no persons other than members of the family residing in the dwelling. Retail sales from the premises are prohibited except for sales incidental to a permitted service. Outdoor storage of equipment, stock in trade, or commercial vehicles over a certain GVWR is prohibited. Some specifically prohibited uses include auto repair, kennels, beauty and barber shops serving walk-ins, massage services, mortuaries, and any business generating significant customer traffic or noise. A home occupation generally does not require a separate land-use permit but does need a business registration or certificate of occupancy if sales tax is collected, as well as state professional licensing where applicable. HOA covenants add their own restrictions and often prohibit any visible business activity.
