Manteca Municipal Code requires that front yards of single-family and two-family residential lots (permits issued before July 15, 2015) have at least 35% landscaping. The City does not have a specific grass height maximum ordinance but enforces nuisance vegetation under code enforcement.
MMC Title 17 establishes that at least 35% of the actual front yard area of residential lots (building permits issued on or before 07/15/2015) must be landscaped. Unmaintained yards with overgrown weeds or grass that creates a fire hazard or blight are subject to code enforcement nuisance abatement. The City offers a $1.00/sq ft rebate for replacing water-thirsty grass lawns with drought-tolerant landscaping. Any cleared or graded area must be landscaped within 10 days of completing construction. Impervious materials (plastic) under decorative rock or bark are not permitted to satisfy landscaping requirements.
Noncompliant landscaping: code enforcement notice and abatement order. Failure to comply may result in the City performing the work and billing the property owner.
