Broward County Code Chapter 39 requires new developments to use at least 50 percent native or Florida-friendly plants in required landscape areas.
Under Broward County Code Chapter 39 (Zoning) and the NatureScape Broward standards, new residential subdivisions and commercial developments must provide at least 50 percent native or Florida-friendly plants within required landscape buffers, parking islands, and open-space areas. Native species listed in the Broward Preferred Plant List include live oak (Quercus virginiana), gumbo limbo (Bursera simaruba), sabal palm (the Florida state tree), firebush, and coontie. The list steers applicants away from water-intensive or invasive ornamentals. Single-family homeowners are encouraged but not required to follow the 50 percent guideline; they qualify for NatureScape yard certification when they do. Florida SB 544 additionally shields homeowners from HOA rules that restrict Florida-friendly planting.
