Commercial vehicle parking in Rockland County residential zones is restricted by most town and village codes. Clarkstown, Ramapo, and Orangetown typically prohibit overnight parking of commercial vehicles over a certain weight (commonly 10,000 lbs GVW) or with commercial markings in residential districts.
Rockland County's four main towns regulate commercial vehicle parking through their zoning codes. Clarkstown Code Ch. 290 and Town of Ramapo Code Ch. 376 prohibit parking or storing any commercial vehicle over 10,000 lbs GVW on residential streets or in residential-zoned driveways overnight (typically 9 PM-6 AM). Orangetown Code Β§43-6.2 similarly restricts trucks, trailers, and vehicles with commercial lettering/signage from residential overnight parking. Active loading/unloading is exempt but limited to 30 minutes of double-parking. Villages (Nyack, Suffern, Spring Valley, Haverstraw) layer additional restrictions: Suffern Village Code Β§288 bans overnight on-street parking of any vehicle exceeding 26 ft long. Commercial vehicles parked at homes must usually be inside a garage or behind a side-yard screening fence. NY VTL Β§1200 permits towns to set these local parking rules.
First offense typically $50-$100; subsequent offenses $150-$250. Vehicles may be ticketed daily. Towing and impound authorized for repeat violators or vehicles blocking traffic. Commercial vehicles exceeding weight limits on posted roads face additional NY VTL fines up to $500.
