Land Development Code 4.05.03 limits residential parking to a stabilized surface such as concrete, crushed stone, crushed shell, asphalt, pavers, or turf systems; the front-yard area may not exceed 40%. Florida Statute 715.07 lets an owner tow unauthorized vehicles with proper signage.
Collier County Land Development Code Section 4.05.03 governs where cars may be parked at homes on Mixed Use Urban Residential land. For single-family units, unless enclosed, parking must occur on a stabilized subsurface base or plastic grid system covered by concrete, crushed stone, crushed shell, asphalt, pavers, or turf parking systems specifically designated for parking. The designated front-yard parking area may not exceed 40% of the required front yard, and a driveway may not be narrower than 20 feet. Parking on unimproved grass is a violation. To remove a vehicle parked on your private property without permission, Florida Statute 715.07 allows towing, provided tow-away-zone signage meeting the statute's size and placement rules is posted.
Grass or unpaved-surface parking is enforced by Code Enforcement with notices, fines, and liens. Improper private towing without the required signage can expose the property owner to liability under FS 715.07.
