Dallas Building Inspection Division exempts several deck and patio projects from building permits. Decks, platforms, walks, and driveways not more than 30 inches above the adjacent grade at any point, and not placed over any basement or story below, on single-family or duplex premises do not require a permit. Patio covers with an area less than 200 square feet on single-family or duplex premises that are not within a front yard or side yard setback area are also exempt. Elevated decks, covered structures over 200 square feet, rooftop decks, and decks attached to the primary structure above 30 inches require building permits. The base application fee is $40, with additional fees based on project valuation per the Building Inspection fee schedule. Structural plans may be required for elevated decks. Electrical permits are needed if the deck or patio includes lighting or outlets. Applications are submitted through DallasNow at developdallas.dallascityhall.com.
