Pasco County Code of Ordinances Ch. 66 (Nuisances) and the Land Development Code address property blight, working in tandem with Florida Statutes Ch. 162 (County Code Enforcement) which authorizes special magistrates to levy fines up to $250 per day for a first violation and $500 per day for repeat violations. Common violations include peeling or deteriorating exterior paint, broken or boarded windows, accumulated junk and debris, damaged roofing, and inoperable vehicles. Code enforcement issues a Notice of Violation with a 10 to 30 day compliance period. Unresolved cases go to the Code Enforcement Special Magistrate. Pasco may abate nuisances and lien the property under FS §162.09. Unsecured vacant/abandoned structures must be boarded per county standards. Note: FS §166.0445 prohibits rent control but does not limit blight enforcement.
