Unlike New York, New Jersey, California, and Oregon, Massachusetts does not have a statewide just cause eviction law for market-rate housing. Landlords of tenants at-will may terminate a tenancy for any non-discriminatory reason by providing 30 days written notice under MGL c.186 s.12, or 14 days for non-payment under MGL c.186 s.11.
