Texas is a freedom-of-contract state for residential leases. After a fixed-term lease expires, landlords can refuse renewal without specifying cause, subject only to federal and state fair housing laws barring discrimination based on race, color, religion, sex, national origin, disability, or familial status under Title VIII and Texas Property Code 301. Month-to-month tenancies require only 30 days' written notice to terminate under Property Code 91.001. Bexar County does not require additional notice periods or just-cause justifications for unincorporated rentals. Tenants can be displaced even with perfect payment history once the lease term ends.
